What is a TM44 Inspection?
TM44 inspections were introduced in 2012 as part of the Energy Performance of Buildings Directive. They’re designed to boost the energy efficiency of buildings and further environmental goals.
When you arrange for a TM44 inspection with us, our assessors will visit your property at a time that suits you. They will appraise each part of your air conditioning equipment and controls, carefully measuring its efficiency and checking for faults.
After the assessment is complete, we will provide you with a detailed report explaining:
- The efficiency of your system
- Any faults identified during the inspection
- The adequacy of equipment maintenance
- The adequacy of the installed controls and control settings
- The current size of the installed system in relation to the cooling load
It will also come with recommendations on how to improve your system’s efficiency, and how to decrease your energy consumption, carbon emissions, and operating costs.
Finally, your building will be logged on the national landmark register, and you will receive a certification of proof that the assessment has been carried out.

Does My Building Need a TM44 Inspection?
TM44 inspections are a legal requirement for all buildings with air conditioning, where the combined power output of units is equal to or exceeds 12kW.
Your building needs a TM44 inspection if:
- It was recently built and hasn’t had a TM44 inspection carried out yet
- It’s been five years or more since its last inspection
Responsibility for ensuring an inspection is completed falls to the person or organisation who has overall control of the air conditioning system. The ability to change the settings does not necessarily count as overall control.
TM44 regulations are enforced by local trading standards authorities, and a fixed penalty fine of £300 can be issued for non-compliance. Further fines can be issued until you have a valid inspection certificate in place.
